TENANT CRITERIA- CURRENT UNTIL FURTHER NOTICE
Following is the current tenant criteria for rental qualifications at ENTER Property Mgt.
1. Prospective tenant's credit report must reflect a minimum credit score of 550 with NO current bankruptcies, utility, rental or mortgage collections. There must be at least (2) positive credit references.
2. Prospective tenant's rent amount cannot exceed twenty-five percent (25%) of gross monthly income.
3. Prospective tenant must be 19 years of age or older, per Alabama State Regulations.
4. Prospective tenant must show employment/income for the last 6 months and be currently employed and have verification of income.
5. Prospective tenant if self-employed must provide most recent year's income tax return for income verification.
6. Prospective tenant must have a positive landlord reference from a previous landlord or provide the contact information for verification.
7. Prospective tenant must fill out and sign Rental Application which gives permission to run an Identification, Criminal, Evictions and Credit check.
8. An application will not hold a property off the rental market. If a tenant wishes to hold a property a deposit will be required and will only hold the property for up to 7 days.
9. Exceptions, if any, to these criteria may only be granted by the individual property owner and/or Property Manager. In this case, a deposit of a total of 2 months' rent will be required and only certified funds for rents will be accepted.
Application Fees
$35.00 - Single Applicant (each unmarried adult, 19 or older, must fill out seperate application.)
$50.00 - Married Applicants
